Operations & Maintenance of Facilities & Buildings
The Facilities Maintenance service was a natural extension of the warranty that accompanied the completion of a construction project within the facilities. Most of ACC’s Construction Projects, workmanship and items installed are automatically warranted for 1 year, while others are warranted for more. Taking the warranty aspect a step further, we initiated the concept of “if we can build it we certainly can maintain it”. The result is ACC’s facilities and maintenance service.
ACC understands that every facility, old or new, requires maintenance, interior and exterior alike. The proper maintenance of a facility is easy to define and easy to evaluate, while the importance of maintenance is easily known. However achieving an acceptable level of maintenance is extremely difficult. Through the years ACC has been able to successfully achieve this level of acceptability. This is further exemplified through our history of high ratings on performance evaluations, and numerous awards and recognition.
Facilities management and maintenance is an ongoing complex “juggling act” with many options to maintenance. Further complicating the “juggling act” is deciding whether to repair or replace key components of a facility. These options must be weighed against their perspective costs. ACC’s Facilities Management Team can properly make these decisions because they are experienced and trained to:
- Organize and coordinate staff
- Take ownership of the facilities on day 1 of project
- Analyze and understand the engineering designs of the facilities
- Evaluate and understand the budget for operating the facilities at optimum levels without inflating operational cost
- Proactively identify mechanical deficiencies that may result in costly repairs and cause the facilities to cease operations
- Knowledgeable in ACC’s Automated Management Maintenance Systems
- Understand and care about the needs of the people that occupy these facilities
- Available 24/7/ 365 days to respond to any problems or issue regarding facilities management
